Home Repair Bathroom Taps

Home Repair Bathroom taps
Bathtub faucet is leaking faucet when water turned off. It is mid-tap. U turn left for hot rite for cold SRC = "http://www.mb01.com/getimage.asp?m=1880&o=2327&i=33649.dat" width = 234 height = 60 border = 0>

The damn tap started leaking yesterday. It is the center tap, that your push-off in and drive off to start. You turn it one way for cold and hot other way so now I have turned it to cold, so it drips only cold water. Any help is appreciated. I had just replaced the other in the bathroom and should have observed the plumber. I had the warranty then go home, but now it has expired. (Damn) I have the basic tools and have a fixed quantity of goods I think this is easy as long as I have directions. I replaced a garbage disposal and put into new cranes. The basic goof proof lady-can-do items. I am a lady (some would argue) know but not the exact terms of some elements of such a simple statement without a word I do not understand is requested. Thanks and a Happy New Year to all. What a start to the New Year with Home Repairs.

If this is the "Delta-type 'in the middle of the control and it has the Teflon ball valve, it is phased out for this joint. Determine the type of faucet you have and you to find the spare parts from your local hardware store. You may need The faucet washers and gaskets are replaced or even if you replace the trunk control, it's still cheaper than replacing the whole unit. Deposits the main culprits, as they can get around the control valve and the scar washers and gaskets. Good luck.

Home Repair Toilets

Home Repair toilets
Can I buy just a toilet tank lid? My wife broke our 2nd bathroom’s. Do I have to buy a whole new tank?

If you can tell me, if i do end up having to replace the whole darned tank, how hard of a job is that? Can I do it? (not the most experienced home repair guru) Are toilet tanks standard, meaning will any toilet tank fit any toilet? I know, that’s more that one question, HELP!!!

Bad News…They don’t sell lids separate

Worse News… You will have to change out the toilet tank itself

The Worst Situation…Your toilet is too old and they don’t make a tank for it anymore meaning you will need a completely new unit.

Good News…Very simple project…shut off the water to the toilet and drain the tank…get SEVERAL old towels and place them around the toilet on the floor. remove the packing nut holding the water line on…remove the two bolts that hold the tank in place to the base…the tank may be held on with age so give a little tug and free up the gasket…(this is where the towels come in)…get the tank to the tub to finish draining the water that is in it. Simply reverse the steps in installing the new tank…make sure you use a new gasket and bolts.

The Best News…have your wife switch to Cast Iron frying pans to discipline you with…they are much more resilient and available on the cheap at any yard sale for a couple of bucks…but I would wear a helmet around the house if you get out of line…

Good Luck, email me if you need any further assistance…

Tankless Water Heaters – They Save Energy – Do They Save Water?

Tankless water heaters are all the rage now. Green is in and tankless heaters are considered greener than storage water heaters. They don’t have standby losses and so they are typically more energy efficient than tank type units. Are they really green?

Tankless Water Heater Savings

The dollar amount of tankless water heater savings is relatively small, and makes the payback iffy over the lifetime of the heater. Tax rebates are substantial though, and with the rebates many more home owners can expect to save enough money to more than pay for the unit. That is if there are no breakdowns.

Tankless units are more complex than storage heaters, and thus are more likely to breakdown and more expensive to repair. A service call or two can wipe out any savings realized by reduced standby losses.

Water Conservation and Saving Water

Tankless water heaters are not water conservation friendly. It takes them up to 20 seconds longer to deliver hot water since they must first heat the water and then deliver it to the fixture. A study done by the Australian government found that tankless water heaters typically take 10 to 20 seconds longer to deliver hot water than a storage type heater.

While you purge the cooled off hot water from the hot water pipes, you are running water down the drain. The longer the wait, the more water gets run down the drain.

Since tankless units require a minimum flow rate the keep the heater turned on of typically 1/2 gallon per minute to 3/4 gallons per minute, you will have to run the hot water at a higher flow than you might normally run it, and mix it with additional cold water to get the temperature where you want it. A trickle of warm water will no longer be an option.

For those people who for one reason or another want to run a small stream of warm water will have to make do with a much larger stream of warm water, again, wasting water.

Tankless water heaters are marketed with slogans like “endless hot water”. Does this sound like a water conservation product? You don’t buy a tankless water heater for saving water.

If you have a tankless water heater, and you want to save water, get yourself a hot water demand system pump. Then you will have a green hot water system, one that saves energy and water.

Tankless Water Heaters Need More Love… or At Least More Attention

Because tankless heaters are limited in the gallons per minute that they can heat to a specified temperature, one must consider the inlet temperature when deciding on a size. Too small, and the heater will not be able to meat your peak load demands and the temperature at the fixture will decrease as the flow rate is turned up at the faucet.

Too large of a model, and it will be difficult to adjust the temperature without the heater shutting off. And if you live where the water temperature varies widely from summer to winter, then you may have to change the outlet temperature setting on the heater as the seasons change.

Most gas tankless water heaters need to be plugged into a 110v outlet to power the electronics need to control the unit. Some units use the flowing water to spin a tiny generator powering the controls. Bosch water heaters have such a feature. So most units won’t be able to supply hot water during a power outage.

I have seen a lot of chatter in forums about the need to clean the Bosch units frequently due to that tiny generator…

If you live where temperatures go below freezing you will have a new worry… damaging the heat exchanger. With a storage water heater freezing isn’t going to happen. With a tankless unit you have to protect it from freezing as freezing will destroy the heat exchanger.

Some units come with a little built in heater for freeze protection… so much for eliminating standby losses…

Recirc Pumps and Hot Water Demand Systems

Most tankless water heaters will not work with a traditional hot water recirc pump. Read the warranty. Even so, most circulating pumps won’t pump enough water through the heater to turn it on anyway.

Hot water demand systems are on the other hand ideal for tankless applications. They don’t circulate the hot water, they get your hot water to the fixture without running water down the drain, and they can often get your hot water to the fixture more quickly.

All brands including Rinnai, Takagi, Noritz, Bradford White, Bosch, and Rheem work better when you combine them with a hot water demand system.

Point of Use Water Heaters & Your Plumbing Layout

The most water and energy efficient plumbing layout is to have the heater a close as possible to the end use fixture. This can virtually eliminate the wasted water, and eliminates the need for a pump. Often it is an ideal application for a small electric tankless water heater.

Tankless water heaters can provide you with “endless hot water” and can save you money, but there are other considerations, so choose carefully…

The Easy Way To Install Vinyl Flooring

Installing vinyl flooring is one of those home improvement projects that is well within the ability of the average homeowner to accomplish. It may seem a little intimidating at first, but once you have done just one room you should have the confidence to be able to tackle almost any vinyl flooring job. Here is the easy way to install vinyl flooring in your home.

First of all, your flooring material needs to be as warm as possible when you install it if you want it to go down correctly. So if the weather has been cold outside, it may be a good idea to leave your vinyl flooring in a warm room for a couple of days to let it actually heat up and become more pliable before you actually start to lay it down.

But once you are ready to get started, just simply roll the vinyl out into the room and see how it lays. Usually it’s best to align the vinyl pattern with the most dominant wall, or the most visible wall in the room first and then work out from there. So do that and see how the vinyl fits with the rest of the room. If it all looks like it’s going well, you can actually start to trim off the excess around the room. Just be sure that all areas of the room are well covered before you start trimming.

Generally speaking, a 2 -3 inch overlap is sufficient when you’re trimming in the room. Once you have all of your general trim cuts made, and the excess vinyl has been removed, you can now start to roughly cut in the corners of the room to make sure that the vinyl will lay nice and flat up against all of the walls.

Now here is where a lot of folks have trouble with vinyl flooring. If there are fixtures in the room, like a sink or toilet for instance, they don’t know how to cut around these obstacles. Actually though, there is a very simple and easy way to solve that vinyl flooring problem. What you need to do is to make a paper template of the floor before you lay the vinyl down in the area where the obstacles are.

This paper template needs to be made of very solid and tough paper that will not rip and tear easily. If you use the toilet as an example, you lay enough paper to cover one half of the toilet’s footprint on the floor and cut the paper in so that it fits up nice and tight to the edge of the toilet. Then you use another piece of paper to do the same on the other half of the toilets footprint.

Then you can remove the paper, tape both sides together and it will give you a perfect pattern for the bottom of the toilet so that you can make a good, clean cut on the vinyl that will fit exactly right when you lay the vinyl down. Just repeat this process for each fixture in the room that cannot be removed, like a sink or tub.

Once you have the vinyl cut out in advance for all of the obstacles in the room and generally cut in for each corner of the room, you can now put down your vinyl adhesive and began to install the flooring itself. Be sure to use a Utility Knife that is both safe and sharp, as a dull knife will create more problems than it is worth. Make your final cuts up against the walls and finalize any trimming that needs to be done around the room fixtures, and you should be done.

Then just be sure to give the floor enough time to dry out thoroughly before opening it up for regular traffic. If you use these suggestions for installing a vinyl floor, it should be a simple and easy task to complete.

50 Ways To Conserve Water At Home

With many areas of the country in drought conditions, all of us could use a reminder list of ways to cut back on our water consumption around the house.

You can go three weeks without food, but only three days without W.A.T.E.R.:

Waste: “Tighten plumbing leaks and prevent other needless losses of water.

Application: Where do you use water that you shouldn’t?

Teaching: It’s good you’re following these suggestions, but what about others? Pass these along.

Economy: Where do you need to use water that you could use less?

Reclamation: Where can you get extra water?

1. Fire Safety. Summer brings heat, dryness, and wildfires and winter sees increased house fires from additional heating sources. Since a fire would need hundreds or thousands of gallons of water to fight, any fire prevention steps are water saving steps.

2. Brick in the toilet. A brick in the toilet tank takes up space to replace water. If a brick uses half a quart of space, you save half a quart per flush. Hint: Since bricks can dissolve, paint it with basement water sealant.

3. Color Coded conservation. You don’t always have to flush your toilet every time. To borrow an old adage, “If it’s yellow let it mellow, if it’s brown flush it down.”

4. Buy a low-flow toilet. Though an expensive option, it’s easy to incorporate into your lifestyle, and some communities offer homeowners rebates for installing these water-savers.

5. Rain barrels. Rain barrels save rain water. While you can’t immediately drink this water, you can use it in food gardens, for outside washing, and you can purify it for bathing. Also, buy storage barrels to keep in the garage, and use them to store water saved by methods listed in this article. Mark the barrel as to whether the water is drinkable.

6. AC condensation. If you have central heat and air, you have a drain line that carries away the condensation that collects from your air conditioner coils. If yours is not connected to sewage lines you can collect and use this water. DO NOT DRINK THIS WATER! It can be used to water your garden, outside washing, or watering the house plants. You can collect up to two quarts per day during humid weather.

7. Squeeze-handle shower head. You can buy shower setups that have the squeeze-lever-activated head on a hose. This will let you wet down, lather up, and then rinse off without leaving the shower running. If you don’t like the squeeze-handle variety, you can find low-flow shower heads.

8. Faucet restrictors. Like the low-flow shower head, you can also find low-flow faucet restrictors.

9. Liquid soap. For hand washing, nothing saves water like liquid soap since it lathers more quickly than bar soap. Squirt a small dollop of liquid soap, give a quick burst from the faucet, lather, and turn the faucet back on briefly to rinse.

10. Spray bottles. Keep a small spray bottle of water by the sink. When washing your hands (with liquid soap), or wetting your toothbrush, all you need is a quick spritz from the bottle instead of using the faucet.

11. Plastic gloves. Plastic foodservice gloves come 100 to a box for just a couple of dollars. If there’s anything you’d do that would make you wash your hands before, during, or afterwards (like painting, etc.), then wearing gloves will save a hand washing.

12. Paper plates. During a drought; water takes temporary precedence over other resources. Using paper plates saves dishwashing water. Paper towels will also help by cutting down on the number of cloth towels you have to wash.

13. Keep a jug by the sink. Keep an empty water jug by the sink to catch and save cold water coming from the tap while you’re waiting for the hot water. If you collect a lot of water this way, put it in your storage barrels.

14. Consolidate heavy work. Do you do things at different times of day that make you sweaty? Consolidate these efforts. If you work out and also work in the yard, try to work out and then immediately do your yard work. Stay sweaty, take just one shower, and wear just one set of clothes.

15. Waterless car wash. Several companies produce “waterless carwash” products that let you spray them on and wipe them off leaving your car spotless without the use of water. (For one that benefits schools, see http://www.beatthedirt.com or call them at 601-503-8300.)

16. Disposable paint brushes. If you have to paint, try to use zero water. Wear your plastic gloves and use brushes you can just throw away.

17. No lawn watering. However, if you collected the rain water or AC condensation earlier, you might use a watering can to cure brown spots, or water shrubs or trees that might die.

18. Check faucet washers. However, know what you’re doing before tackling the repairs yourself since a plumbing accident could spew more water than your faucet drip.

19. Full dish washer. Letting the dishes pile up in the sink is okay if you’re waiting for a full load for the dishwasher.

20. Full clothes washer. Full loads of laundry are best as they’re more water-efficient. And if you have just one or two items to wash? Hand wash them in the sink.

21. Hand wash over dishes. If you’re letting dishes pile up and some need some presoaking, use the kitchen sink for hand washing. Let the soapy water accumulate and pull double duty by pre-cleaning your dishware.

22. Dig a well. If you live in an area where you can have a well, please dig one. Though pricey, it will give you an alternate source of water and will help conserve city water.

23. Dixie cups. These tiny cups can let you see how much (or little) water you need for things like rinsing after brushing your teeth. And since they’re disposable, you don’t have to wash.

24. Pass this list to a friend. It’s good that you’re reading this list. Passing it along to others helps them conserve too. With conservation, it really is “the more the merrier.”

25. No new aquariums. If the kids come home wanting anything more than a fishbowl for a new aquatic pet, do what you can to talk them out of it. Unless of course, you fill it and maintain it with rainwater.

26. Nuke your water. For some hot water needs it’s thriftier to fill a cup with cold water and zap it in the microwave, rather than let the water run until the hot water shows.

27. Shave from a cup. One use for your cup of hot water is shaving. Rather than let the water run during a shave, just rinse your razor in the cup. Better yet, if possible, use an electric razor.

28. Skip a shower. If you’re not dirty and you’re not going to do anything but hang around the house, especially if by yourself, why take a shower?

29. Let the kids skip a bath. If you want to be a hero to your children, provided they’re really not dirty and don’t need it, let them skip every other day’s bath or shower.

30. Baking soda for Fido. Your dog’s baths can be a little farther apart too, if you give them a dry rubdown with baking soda. Rub it in their fur and then brush it out thoroughly. They’ll smell lots better, and be happy they skipped a soaking.

31. Nuke a washcloth. Wet a washcloth with a quick blast from the faucet, add liquid soap, and zap it in the microwave for a few seconds. You could wash your face and hands, and probably take half a bath. Wet another washcloth and microwave it a few seconds for a quick rinse cloth.

32. Paper towel dry-off. After your sponge bath with your microwaved washcloths, dry off with paper towels.

33. Kiddie pools. If you’re lacking rain barrels and want to catch a few drops, get some rigid plastic “kiddie pools.” They’re inexpensive and will hold gallons of rain runoff from your gutter downspouts.

34. Solar showers. Have a private back yard? Like being outdoors? You can get “solar showers” at almost any camping supply store. Use your collected rain water for that occasional warm-weather outdoor shower.

35. No swimming pool. You save lots of water by not filling your pool. But how could you use existing pool water? The chlorine will evaporate in a few weeks if not maintained, but not enough to drink the water. Use the water for outdoor washing, outdoor showers, flushing your toilet, or as a firefighting water reservoir if your home is in a wildfire area. (See http://www.disasterprep101.com/wildfire.htm )

36. Check your meter. Check for leaks at your water meter. If yours is leaking, notify your local water authority.

37. Check for a leaky toilet. Put a few drops of food coloring into your toilet tank’s water. If you see the colored water in the bowl after a few minutes you have a leak and might need a new tank valve.

38. Tie up a tarp. If you’re really serious about collecting rain water, tie a few tarps in place to where they drain into your kiddie pool or other collection point.

39. Frozen water bottles. Keep plastic bottles of water (about 4/5 full) in your freezer. When using your cooler, use a few frozen bottles of water to keep food cold.

40. Water at restaurants. If you don’t plan to drink it, don’t let the waiter leave you a glass of water at the table.

41. Dishes: wipe vs. rinse. If the dishes are too dirty to stick straight in the dishwasher, wipe them off with newspaper rather than rinsing them. You save water and get double-duty from your newspaper.

42. Let Fido lick the bowl. If you have a dog, let Fido clean your dishes before they’re put in the dishwasher. (Don’t give Fido too much, or anything bad for a dog.)

43. Aluminum foil. When cooking at home, line your pots and pans with aluminum foil. When you’re done cooking, remove the foil to make cleanup easier.

44. Buying your water. If you buy your drinking water, go for the gallons of distilled water rather than the smaller bottles of mineral water. The distilled is a better value and is actually more pure than the “designer waters.”

45. Bug sprayers. Your lawn and garden store will have 2-gallon pump-up sprayers. These will help you use your collected rain water or pool water for washing (and even fighting small fires).

46. “Go Jo.” Go Jo is a waterless hand soap that mechanics use. It’s rather effective on dirty hands and can be used without water. Similarly, use the little bottles of clear hand sanitizer.

47. In-line water heater. In-line water heaters can be installed closer to the faucets or tubs they’re to heat, and use less energy. If you get one don’t do away with your old water heater (even if you Cut Off the gas or electric to it) since it’s a great backup reservoir in water shortage scenarios.

48. No mopping. Most households now have a “Swiffer” or comparable cleaning aid intended to replace old-fashioned mops. If you haven’t made the switch, doing so will save a few gallons of water per year.

49. Skip a laundry load. Once in a while, some clothing really doesn’t need to be washed. In mild weather, outer shirts that were only worn briefly might need just a “fluff in the dryer” or another ironing to be perfectly ready to wear. Bachelors have known this secret for years.

50. General safety. We started this article with fire safety and we’ll close with general safety. Each time you prevent a trip to the hospital, you prevent the extra water that would be used during your visit.

Water is like money. Learn to save it well and spend it wisely.

Home Repair Bathroom Faucets

Home Repair Bathroom faucets
Is this very costly?

Just had my potential home inspected yesterday. The inspector said that the +s out weigh the -s. The home is offers “as is”, however the selling realtor said that she has some monies for repairs, but she hasn’t stated the exact amount. Please if you know the prices or rough estimates of any of these repairs let me know to the best of your ability if they will be very costly to rapair.

Coping around the pool
kitchen plumbing leak coming from the sink that is dripping into to crawl space (inspector said that it is not that bad)
damaged wood (didn’t look like real wood to me more like crumbly plywood) under the kitchen cabinet from kitchen sink
new insulation in the crawl space
new crawl space door
rotten fascia in one spot
missing fixtures
leaky faucet in one bathroom

thanks in advance

Prioritize based on importance and not price. Do the kitchen sink first by all means. It’s leaking, doing damage to the cabinet and probably also causing more havoc inside the wall.

#1 Kitchen Plumbing – If minimal $300-400 most likely $500-900

#2 Repair damaged wood and patch where the plumber went into the wall to repair above. Probably about $200-400 depending on cabinet damage. If possible to dry out and re-skin $250 could be as high as 500+. I would probably look for a repair of wood as best as possible and not go for replacing installed cabinet parts.

#3 Crawl space door. 100+-. If these are metal or wire in your area, you may be able to find one at the local hardware store. Sheet Metal shops will also fabricate you one. If wood, cut a piece of plywood and cover for now. ISSUE: Security from rodents and animals. The last thing you need is for a family of wombats or snakes [smile] taking up residence under your home

#4 Coping around pool. Again, depending on the amount of and damage this can cause long term problems if not repaired. It’s not critical however but is a second level priority. COST re-coping a pool. 1000 $$ +-

#5 Rotten facia. Depending on the amount of damage, maybe 50-100 dollars. Usually not important but can be fixed by a local handyman for a reasonable price. Make certain new wood gets painted.

#6 New insulation. Figure about .50-.75 cents per square foot. Reason is that crawl space insulation needs to be secured which is extra labor. e: 1000 sq.ft. house = $500-750. Not a priority but will make your home much more comfortable.

#7 Missing Fixtures. – While you have the plumber there, they can install a new plumbing fixture for another 75-100 dollars. You buy the fixture, they will install.

#8 Leaking faucet. May be a simple washer (25 cents) as a do it yourself item. As long as it’s leaking into the sink, it’s no big deal. Again, you may want the plumber to look at this also and do the quick repair cost $25-50 dollars.

While labor may seem expensive remember that these guys work for a living and are under the same financial pressure as everyone else. Insurance, Gasoline, business expenses, personal health insurance etc. all need to be included in the labor cost.

With the exception of the kitchen sink, without seeing the amount of damage there’s no real way to determine the priority of the other problems. They all seem minor though and with the exception of the coping around the pool, most could be do it yourself repairs.

Good luck.

I’ve been a California Contractor for over 25 years specializing in remodeling. I also am a licensed plumber and electrician.

We have been renting a home since Feb. 1200 for a month. be replaced since that time the kitchen sink started leaking and had to. This was due to an old faucet not wear through us. The garage door spring broken and that was something that was my mistake husbands. The third thing that had happened once a year the owner has a mateince People come to check the AC and heating. Some parts had to be replaced and I asked to repair the man if this was a part that I had broken and he said no. Only one part goes bad. With all the repairs that we have not paid out of pocket. We received a letter from our landlord stating that by such repair it would increase our rent from 1200 to 1250 We do not mind the increase in rents, but it disturbs us. Is this something that is not legally required because we are not obliged to after the stay is leasing?

When is the rent increase? February 2010? now? Did you sign a lease next? If so, he can not be the Rent increase until the first 12 months lease expired (31.01.2010 expect? 28/02/2010?) It increases by naive annual NOT – no matter what the reasons are landlords – Cost of ownership is increasing every year repairs and maintenance a part of life for homeowners and renters, you need money included in the rent to take care of such things do not make it, you pay specifically for these repairs, so you have nothing to complain of having to give probably 30-60 days' notice to end your lease penalty with no and it will cost to move a lot and who says you can find an identical house for less than $ 1,250? and once the first 12 months rental period ends, if you do not sign this another 12 month lease for all that he wants to charge, he is free to raise the rent whenever he wants as much as he – he was able to increase each month by a another $ 50 will and there's nothing you can do, except pay them or give you the desired message and then move, but in the meantime, you have to pay what it increases after first February 2010

Home Repair Plumbing Frozen Pipes

Home Repair Plumbing frozen pipes

A Guide for Safely Thawing Out Frozen Water Pipes

Winter is truly the most wonderful time of the year for plumbers. When the first freezing winter weather arrives, plumbers know that they are going to be busy with hundreds of plumbing service calls just to thaw out frozen water pipes. There’s no need to worry about safety when thawing out frozen pipes yourself if you observe a few rules. Hopefully, the know-how in the following plumbing improvement guide will show you how to safely thaw out your frozen water pipes.

Freezing cold air that makes it way into your home and onto uninsulated water pipes will freeze them up quickly. Although water lines are located throughout a building, those that are most likely to freeze up are located near a foundation or exterior wall. Unheated spaces such as these are trouble areas. Anytime a water pipe is left open and exposed to a draft of sub-freezing air it is going to freeze up. Copper water pipes are going to swell and burst, possibly causing water damage to walls, ceilings and floors. A burst water pipe in a bathroom spells real trouble, as repairs are going to be expensive and inconvenient.

You can thaw out a frozen water pipe on your own, but keep this important safety tip in mind. Using an open flame from any source is strongly not recommended. An open flame from a propane torch can result in a house fire if precautions are not taken. House fires caused by the improper use of an open flame to thaw a frozen water pipe are completely preventable. A good, and safe way to thaw a frozen water pipe is to use radiant heat.

Most households have blow dryers and electric space heater which will do the job just as well as the flame from a torch. These can generate quite a lot of heat on the high temperature setting and they direct the heat safely to wherever it’s needed. Using this technique, any section of frozen water pipe can be thawed out safely and quickly. Now that the water pipe has been thawed, it’s a good time to improvement the cause for the water pipe to freeze up in the first place. Try to localize where the cold air is entering your home and plug it up using expanding insulating foam, fiberglass insulation, or caulk, depending upon the dimensions and depth of the hole or crack.

Easy to use expanding foam insulation is a good way to make sure that the offending crack is completely blocked off. There are different types of foam, each intended for use in specific applications. It’s a good idea to discuss your situation with a sales person if you have any questions about which type of foam is best suited for your home. When using the foam, don’t forget to wear protective gloves as recommended by the manufacturer of the product.

With a little time and effort you can prevent frozen water pipes by making sure that your home’s walls, crawl spaces, foundation and attic are properly insulated and your water lines are insulated also. Investing in a small amount of insulation, foam pipe wrap, caulk, expanding foam and fiberglass insulation for pipes is a good way to halt your water pipes from ever freezing up again. Doing so will save you quite a bit a misery when the temperatures are at their lowest. Occasionally, and despite your best efforts against freezing temperatures, water pipes do freeze, and if they do, you should break out the hair dryer or radiant heater to thaw frozen water pipes and get them back in working order quickly.

MY TOILET WONT FLUSH DOWN THE DRAIN BUT OVER FLOWS WHEN FLUSHED WHAT MY PROBLEM

A toilet that’s not working properly is always a stress causer. Am I wrong? How many times have you seen the water filling up in your toilet bowl instead of going down like it’s supposed to? And you get excited, don’t you?

Actually, fixing an overflowing toilet is usually a simple task. You don’t usually need to call a plumber for this type of problem. Clogs in a toilet are generally caused by toilet paper. Unless, of course, your kid has tried to flush a foreign object down the pipe. When I was a child, I tried to flush a wash cloth down the toilet. It didn’t move too well through the pipes and my Dad had to fish it out. I don’t remember why I did this, but I do remember that he wasn’t a happy camper.

Anyhow, the first thing to remember when you have an overflowing toilet, is not to panic! Never, ever flush the toilet a second time in hopes the clog will clear itself out. Why? Because, pushing the handle down again will only allow more water to enter the bowl. With the first tank full of water not going anywhere, you don’t need to add any more water to cause you problems!

Instead, wait a minute or two to see if the water level does go down by itself. If not, then it’s time to take affirmative action. Try using a toilet plunger in the bowl to clear the clog. A toilet plunger differs from a drain plunger. It has a rubber, cone-shaped bottom. When you place the plunger into the bowl, this cone-shaped piece fits into the drain hole. When you push the plunger down, it forces air into the drain hole and into the pipe.

To use a toilet plunger, you should push the handle down in short, quick movements. Repeat this movement five or six times. Then, remove the plunger and check the water level of the bowl. If you see it lowering, then use the plunger again until the clog is gone and the toilet is flushing properly again. If the water level doesn’t go down, then it’s time for Plan B.

Plan B is to use a bucket. Fill it up with tap water. Then, pour the water as quickly as you can into the toilet bowl. Just be careful not to overflow the toilet bowl! Pouring the water into the bowl will help to create suction
in the drain pipe. Repeat this process two or three times to fix your overflowing toilet bowl.

If plunging your toilet and and flushing it with water doesn’t clear the clog,
you’ll need to try yet another remedy. The clog in your toilet is not a simple one, so it needs more force applied to it.

You’ll need to either purchase, borrow, or rent a toilet snake. This is the ultimate tool in clearing out a clogged toilet. This handy device is also known as an “auger”. An auger is basically a thick, pliable wire that’s coiled up in a housing. There’s a handle on the side of the housing.

TO use an auger, you’ll need to first unroll a length of the wire. Place the end in your toilet bowl and guide it into the drain hole. Then, turn the handle and feed the wire down into the hole. You’ll need to push the wire down- by holding onto the housing- and wiggle it back and forth into the drain pipe below your toilet. When the water starts to leave the bowl, you’ll know you have reached the clog. Flush the toilet two to three times to make sure it’s working properly again. Then, carefully remove the snake and wind it back up.
